What we do

Straight answers and a price before anything gets touched.

Bathroom renovations

Built for how the room needs to work now, and how it will need to work in twenty years.

  • Full home & condo renovations

A strata board, a rental turnaround, or a house you just bought — scoped and sequenced before anything is demolished.

  • Kitchen renovations

The room the whole house runs through, sequenced so it is unusable for the shortest stretch possible.

Why Richmond homeowners choose Hugh

Ten Google reviews, ten five stars, and Hugh replies to nearly every one himself — nine of ten carry his own reply, signed.

  • A building manager's own words, unprompted, after a rental-unit turnaround: the best renovation in the building in ten years.
  • Senior-friendly bathroom work that plans the blocking, the drain fall and the lighting before any wall opens — not retrofitted into finished tile afterward.
  • A strata board is not an afterthought. A comprehensive Coal Harbour condo renovation ran three months under strict compliance standards, and it ran on schedule.

The record

Three Bathrooms & a Powder Room · Richmond, week by week.

  1. WEEK 01 · 13 JAN WHOLE UNIT · PLANNING

Blocking plan set before any wall opens — where grab bars go in each bathroom, where the curb comes out of the main shower, where the extra lighting layer runs. Written down before a single fixture is ordered.

  2. WEEK 02 · 20 JAN POWDER ROOM · DEMOLITION

Powder room stripped to the studs first — smallest room, fastest to close back up, and the one bathroom nobody in the unit needs to keep using while the rest of the job runs.

  3. WEEK 03 · 27 JAN POWDER ROOM · FINISH

Powder room tiled and fixtured, back in service. One room down; three still ahead.

  4. WEEK 04 · 03 FEB ENSUITE · WATERPROOFING

Curb removed, floor dropped to hold the fall to the drain — the decision that makes a shower curbless instead of just low. Membrane goes in before a single tile.

  5. WEEK 05 · 10 FEB ENSUITE · ROUGH-IN

Second lighting circuit run for the night layer — a dimmer, separate from the main switch, so the room can be lit for use without a full-brightness wake-up. Vanity-wall blocking confirmed for the pull-out drawers.

  6. WEEK 06 · 17 FEB ENSUITE · TILE

Curbless pan tiled level with the floor outside it. Grab bar anchored into the blocking from week one, not toggle-bolted into drywall after the fact.

  7. WEEK 07 · 24 FEB MAIN BATH · DEMOLITION

Main bath opened last, on the same blocking-and-lighting plan as the ensuite — repeat the decision, not re-invent it.

  8. WEEK 08 · 03 MAR MAIN BATH · FIXTURES

Vanity set with pull-out drawers at counter height, night-vision lighting layer wired to its own switch, grab bars into blocking. Punch list walked room by room before anything is called finished.

Hugh, ARTIN HOMES 安庭建筑

A strata board, a 3-month clock, and zero surprises along the way

Hugh runs Artin Homes on one rule the reviews keep naming without being asked: decide it before the wall comes down. Three full bathrooms and a powder room were planned senior-friendly — the curb removed, the floor dropped to hold the drain fall, a second lighting circuit for night vision, vanities with pull-out drawers set at a reachable height — before a single fixture was demolished, not chosen afterward from what was left.

That same planning-first approach carries a project through a strata board. A comprehensive condo renovation in Coal Harbour ran under a strata office holding strict compliance standards and still closed out in three months, on the quality, budget, timeline and delivery the client asked for at the start.

Hugh replies to nearly every review himself — nine of the ten on the Google listing carry his own words, not a template response. A rental-unit turnaround was praised, unprompted, by the building manager himself: the best renovation in the building in the last ten years.

The team is his — coordinated, sequenced, and scheduled so the trades are not waiting on each other and a household is not left guessing which room is next.

    Owner, ARTIN HOMES 安庭建筑

Fourteen years in Richmond renovation, and the habit that shows up across ten reviews without being asked: plan the decisions before the demolition starts. Hugh replies to nearly every review personally, and the reply usually says what got planned, not just what got finished.

What gets decided before anything is demolished

Every job starts the same way, whatever room it is.

Walkthrough
Every fixture, wall and finish decided and written down before a quote is priced — not sketched on site the morning demolition starts.
Blocking plan
Anywhere a grab bar, a heavier vanity or a fold-down seat might ever be wanted goes in as solid blocking behind the wall while it's still open. Retrofitting it later means opening finished tile.
Lighting layers
Task lighting and a separate, dimmable night layer are planned at the switch board stage, not added as an afterthought once the ceiling is closed.
Sequence
Trades are ordered so nobody is standing around waiting on someone else, and so at least one bathroom in a multi-bath job stays usable while the others are worked.

How a job gets priced

The number moves with what the walkthrough finds — not after work starts.

Walkthrough & scope
The same walkthrough that sets the blocking and lighting plan is the one that sets the price — every fixture, wall and finish decided and written down first, priced against that scope.
What moves the number
Moving plumbing or a gas line, adding blocking behind a wall, and a strata board's compliance paperwork are the three things that change a renovation's scope most — each gets identified at the walkthrough, not discovered partway through.
What the quote covers
Labour, materials, and the compliance package where a board is involved — one number for the scope agreed to, not a starting price with items added afterward.

Warranty

Workmanship
Covered for one year from handover. If something we built moves, cracks or fails, we come back and fix it.
Manufacturer coverage
Fixtures, appliances and finishes carry whatever term their own manufacturer publishes, passed straight through to you with the paperwork.

Working with a strata or condo board

Board approval is a real step, not paperwork to route around.

Compliance package
Drawings and a scope description prepared in the form your board's bylaws ask for, before the application goes in — not assembled after somebody objects.
Timeline
A strata approval adds real weeks to a schedule. A comprehensive Coal Harbour condo renovation ran three months start to finish, under a board with strict compliance standards, and that clock included the approval.
Building manager & neighbours
Work hours, freight elevator bookings and floor protection in shared hallways are confirmed with the building manager before the crew shows up.
A building manager's own words, unprompted
The building manager came to visit and was so impressed after the completion. He said this is the best renovation in our building for last 10 years.

Before you call

The things homeowners usually want to know before they let anyone in the door.

Can a bathroom be made accessible without looking like a hospital?

Yes. A curbless shower, a fold-down seat and grab bars set into real blocking read as ordinary fittings when they're chosen and positioned properly. The wood behind the wall has to go in early — retrofitting a grab bar into finished tile is a much worse day than putting the blocking in first.

Do you work with strata and condo boards?

Yes — a comprehensive condo renovation in Coal Harbour ran under a strata office holding strict compliance standards and closed out in three months, approval included. The compliance package gets prepared in the form the board's own bylaws ask for.

We're renovating a rental unit — do you handle landlords and tenants?

Yes. A rental-unit renovation was praised, unprompted, by the building manager himself, who called it the best renovation in the building in the last ten years.

What decisions get made before anything is demolished?

The scope, the blocking plan for any grab bar or heavier fixture, and the lighting circuits — decided and written down before a wall opens. Attention to that planning stage is the thing customers write about most.

What's covered under warranty?

Workmanship is covered for one year from handover — if something we built moves, cracks or fails, we come back and fix it. Fixtures, appliances and finishes carry whatever term their own manufacturer publishes.

How is the price determined, and could it change after work starts?

It starts at the same walkthrough that sets the blocking and lighting plan — every fixture, wall and finish decided and written down first, and the quote is priced against that agreed scope. If a strata board is involved, the compliance package is priced in from the start, not added later. The number moves only if the scope does, and that's a conversation before it happens, not a line on the invoice after.

How do I check that a contractor is properly covered?

Ask for the business licence in the city the work is in, a certificate of liability insurance, and a WorkSafeBC clearance letter — you can confirm coverage with WorkSafeBC directly. British Columbia does not licence general renovation contractors the way it licenses new-home builders, so these three are the checks that actually exist.
